Property Types

We use the following to describe the types of property on our books. We've put some more details in here to help you narrow down what you are looking for! Go back and search for a property.

TERRENO

Land for sale is divided into URBAN and RURAL headings.
Urban land is more expensive and houses can be built, with permission, on a very small plot of say 200sq. metres.
Rural land may or may not be able to obtain permission and this is again divided into WATERED and DRY land. Watered land can apply for permission to build on an area of 10,000sq. metres (2.5 acres) but dry land, at present, must have an area of 30,000sq.metres (7.5 acres) However, this may change in the future.

RUINA

A ruin is really what is left of a very old building. Normally permission to reform or rebuild on the same footprint will be granted providing it has papers and that a part of it is “habitable”. A grey area and one that requires careful attention.

CORTIJO

A cortijo is a farmhouse or house in the country. Some will have more land than others and most will have to reformed or restored. Those that are for sale already reformed are generally more expensive but this will be stressed in the property description. Local permission must be sought to reform a cortijo and this is normally granted.

CASA

A casa is generally more “modern” than a cortijo. Normally situated in town or can be in the country with little land. Again most will require some restoration and those that have been reformed will generally be more expensive. Local permission to reform a casa must be sought and this is normally granted.

FINCA

The translation for finca is estate and this can be rural or a small urban plot. However the word Finca is normally associated with a very large estate with or without a farmhouse.

NUEVO CASA

This is a new house built either in town with no land or in the country with varying amounts of land. All will be legal with building licences and permissions, water and electricity connected.

VILLA

A villa is generally a new house, normally with some land. The land amount can be as little as 200sq. metres but in this part of Spain villas are built on much larger plots. Minimum plots are normally 450sq.metres urban and at least 10,000sq. metres in the countryside. All will be legal with building licence and permissions, water and electricity connected.
